Paving:
From eliminating liability issues to creating new parking lots and roadways, we are capable of handling any and all of your paving needs. Overlay Paving and Resurfacing are a common resurfacing option which extends the life of your parking lot and adds structural strength, and it is less expensive than reclamations or typical mill and pave projects.

Our expertise in paving extends to constructing new parking areas and additions too. Our paving crews will get the job done right and on schedule to meet your needs.

Sealcoating:
Sealcoating is a quick and easy way to add curb appeal to your driveway or parking lot, but what does it do exactly? For starters, as a surface protectant, sealer acts as a coating for your asphalt pavement, blocking out the sun's harmful ultraviolet rays, preventing moisture penetration from the elements, and helping to prevent oxidation. In addition, a good quality sand-mix sealer fills small cracks in your pavement's surface. When applied in conjunction with a hot rubberized crack sealing program, the pavement's natural deterioration rate drops dramatically.

According to Transportation Department studies from five different states, a regular pavement maintenance program can help prevent costly overhaul and repaving expenses. For every $1 spent in pavement maintenance, $10 is saved in replacement costs (www.pavementpreservation.org ). And, according to a fifteen year study by the Asphalt Institute (www.asphaltinstitute.org ), a 40,000 sq. yd. parking lot utilizing a regular program of preventative sealcoating and crack repair saved approximately $45,000 in rehabilitation costs over the course of the study term.

Asphalt Repairs:
Failed areas or liability issues on your parking lots and roadways are justifiably important concerns. But the presence of these concerns does not mean that repaving or other major scopes are necessary. Our proven technique of patching asphalt allows you to repair these particular areas in a cost-effective way.

1) The broken, failed, or liability areas are identified as concerns that should be addressed.

2) The areas are cut square with a sawblade and excavated to the necessary depth. (larger areas require a milling machine)

3) Asphalt is installed at an average compact depth of 3” to 4’’ – and then compacted.

4) In some instances – the saw edges are filled with either asphalt emulsion or hot rubberized crack sealant to make the repairs water tight

Concrete Repairs:
Concrete is the material of choice for most dumpster pads, loading docks, drive-thrus, ADA Ramps, and walkways because the material has a greater capacity to bear loads as well as providing a smooth, rigid edge. We can accommodate the specification for the type of repair that is being completed ie. Reinforcing steel, strength of concrete material, slope, or finish.

1) The broken, failed, or liability areas are identified as concerns that should be addressed.

2) The areas are cut square with a sawblade and excavated to the necessary depth. (larger areas require a milling machine)

3) Concrete is installed at an average compact depth of 4’’ to 6’’ – and in some cases 12’’ or more.

4) Control joints are installed either while the finishing the concrete or sawcut later after it has cured

Hot Pour Crack Sealing:
Cracks allow moisture penetration from rain, snow, salt, and ice which erode the base of your parking lot. As these harmful substances penetrate into the subbase of the pavement, the cracks widen and eventually cause potholes. Unrepaired potholes will chip away and become more severe pavement issues. This exposes you to serious liability as potholes are trip hazards to tenants, customers, and employees. Crack sealing is truly the first-line of defense against the degradation and eventual failure of the pavement. Sealing these gaps effectively stops the seepage of harmful substances and prolongs the life of your pavement investment.

1)We clean all cracks with pressurized air or blowers

2) We remove any vegetation and other impediments to crack sealing are cleared with a grazing wheel.

3) All cracks ¼’’ or greater are sealed using hot-applied rubberized joint sealant that exceeds Federal specifications. A light aggregate material or soapy material is finally added to the hot rubber to improve the drivability of the material with car tires and foot traffic

Pavement Striping:
Pavement markings help control vehicle and pedestrian traffic, while also ensuring maximized parking for tenants, customers, and employees. Arrows, crosswalks, stenciling, and other markings, combined with parking stalls, create an efficient parking lot and roadway for your property. Custom stencils are a great way to enhance your brand. ADA Compliance allows access to your property and compliance with regulations (Federal, state, and municipal) is an imperative for all facilities. ADA compliance through pavement markings and signage not only ensures avoiding fines and penalties but also allows easy access to your property. Repainting your parking lot makes your property look newer and well-maintained. Striping and painting enhances your curb appeal, which adds to your customer or tenant satisfaction. This is truly the finishing touch, and is an essential and inexpensive way to maintain the value of your property.

Tennis Court Repairs, Resurfacing, and Painting:
Eventually all tennis courts show wear and in some instances start to crack up. We will come and evaluate your situation as all sport courts are different. We will make any necessary pavement repairs, repair all the cracks with an Acrylic Binder patch, surface the entire surface with an Acrylic Resurfacer, apply two coats of color, and then re-line the court. Then end result is a brand new court without the cost of removing the entire surface, dressing up the sub-base, installing new asphalt and then adding Resurfacer & Paint. Note: there is NO Guarantee that all cracks will disappear for good in a 12 month period.

Tennis Court Resurfacing:
1. Remove any loose or delaminating surface

2. Remove vegetation and repair cracks with Sportsmaster Acrylic Patch Binder

3. Apply Sportsmaster Acrylic Resurfacer to entire playing surface – 1 Coat

4. Apply (2) coats of color and re-stripe

5. Repair necessary amount of cracks with Sportsmaster Acrylic Binder Patch

Note: There is no guarantee that cracks repaired will not reappear through resurfacer in a 12 month period.

Liquid Road:
Liquid Road is a polymer modified, fiber reinforced asphalt emulsion coating that dries quicker than sealers. In fact Liquid Road is a Bituminous Surface Treatment – and NOT a seal coat. Polymer modification ensures maximum flexibility, weather resistance and adhesion to the pavement. Fiber reinforcement provides flexural strength resulting in a more durable surface coating. It protects against oxidation, moisture penetration, and chemicals. This is a great application or any type of private street, commercial property, and secondary roads. All Liquid Road is applied at a .6 gallons per square yard – third coat may be needed in intersections.

Bollard & Signage Installs:
We can core drill or set in dirt all types of ADA signage, directional signs, wheel stops, and steel bollards. Steel bollards are used to protect structures or signs from damage caused by vehicles in parking lots – they are typically 4’’ or 6’’ wide. They are set in the ground to a depth of 3’ and out of the ground by 4’. They are typically set and filled in concrete and painted safety yellow. In some cases we cover the bollards with long lasting plastic bollards covers for an extra charge. We also install Dead End Barricades in neighborhoods and on commercial properties to designate the end of a road.
